We are serious about maintaining a family atmosphere for the safety of our neighbors.  
We will only rent to responsible adults over 25.  Any use of the unit/home for purposes other than
residential use must be addressed at the time of the application.

All applications will be processed within 24/48 hours of their receipt, excluding holidays and
weekends.  An application must be complete and signed and must pay an application fee of $35 (cash
or cashier’s check only).

A credit report is ordered on every applicant.  Island Time Rentals is looking for credit reports that
demonstrate a willingness to pay financial obligations in a timely manner.  If you have had a credit
problem, please let us know, a letter of explanation may help qualify you. We will also accept  a credit
report that is no less than 7 days old.

Previous tenant history will be required. Or names and phone numbers of referrals will be needed.

A valid credit card will be kept on file for any damages that may have    resulted in your stay on the
premises.  Island Time Rentals has the right to charge that credit card for expenses incurred to fix
the property. Normal wear and tear are expected. However, excessive repairs will be charged to you.

Payment Methods

Personal Check, Cash, Visa/Master card  or Cashiers Checks.
Deposit booklets will be given to tenant for the period rented and YOU will be responsible for
depositing YOUR rent amount each month on the due date that is on your agreement.


Late Fees

Each day the rent is late, per the date on agreement, a $25 late fee will be incurred for each day
thereafter.


Non-Sufficient Funds

If the deposited check  “bounces” , a $100 fee will be charged to you, plus $25 each day the rent is
passed due thereafter.


Driver’s License and Car Registration

A copy of the applicants valid driver’s license will kept on file and updated as needed.  All cars on
premises need to be registered with Island Time Rentals, Inc. to keep you safe and your neighbors.


Security Deposit

An amount equal to approximately two months rent, paid in cash or by cashier's check, is required to
take occupancy on properties represented by Island Time Rentals.


Renters Insurance

All tenants of Island Time Rentals, Inc. are URGED to carry renter's insurance.  We will not be held
responsible for renters contents if damaged.


Maximum Occupancy

Each unit/home has a maximum number of people it will accommodate.  If the maximum occupancy is
exceeded, you will be asked to leave the premises and all monies/deposits will be forfeited.


Check List

A “Punch List” will be given to the tenant to list any problems he/she sees in the unit/home before
residing on the premises.    We will rectify any problems and resolve any issues.


Pet Deposit

A reasonable number of dogs, cats, Fish tanks over 10 gal., birds,  snakes and commonly accepted
home dwelling domestic animals that will be kept within the confines of the unit/home are allowed
under such conditions that are approved by the Building’s Owner.  A reasonable amount of pets is
defined as two (2).  A $200 non-refundable pet deposit will be incurred on each animal.  If pets incur
more damages an extra fee may apply at time of check out.  Please read out Pet Building Owner
Policy for more details.


Lawn Maintenance

If residing in home with a lawn, the tenant is responsible for basic up keep of the home. If tenant
cannot take care of the lawn, Island Time Rentals will hire a lawn service and add the cost to the
monthly rent. Please let us know in advance so we can hire someone, before the lawn and shrubs
get out of control.  Our staff will ride by, on a regular basis, to make sure the property is maintained.


Trash Service/Removal

Please place trash in appropriate trash receptacles and chutes or on-site dumpsters.  Check with the
office on trash service for homes.  If trash/debris is left inside or outside of the unit/home, an
additional cleaning fee may be charged.


90 day Inspections

If necessary,  Island Time Rentals  has the “Right to 90 days Inspection”.  Our staff will call prior to
inspection.  We care for owner properties and need to know that you as a tenant are taking care of
the property.


Parking Spaces

Most condo/townhome properties allow for 2 parking spaces. Most properties do not allow room for
boats, RV’s or trailers. Please notify Island Time Rentals and we can help you locate a parking/storage
place.


Homes/Condo’s/Town homes with Neighborhood Covenant Restrictions

Neighborhoods with Covenants will be given to tenant to review.  Each Covenant is different and
must be complied with.  


Holley By The Sea Tenants

Tenants living in the Holley By The Sea neighborhood will enjoy the pool and recreation facility only.  
The extra amenities that Holley By The Sea offers must be paid for by tenant.  Example: Classes
offered, day care,  etc.    


Grilling

Management at condos/town homes prohibits grilling on balconies, due to fire regulations. No open
fire grilling on or under decks, balconies, porches or within 10 feet of any structure. There are
designated areas you are allowed to grill. Please check property for design
ated areas.


Damages

Each unit/home is inspected prior to and immediately after each tenants stay.  Damages to the
premises during your stay will be repaired to the cost of the registered tenant and charged to their
credit card on file.


Repairs

We make every effort to do routine maintenance on our units/homes. However, things do occur that
need to be repaired. If you find a problem, please contact our office 850-939-3339 or 850-240-2667
David or 850-324-4359 Jeff or Danie, and we will take care of the matter as soon as possible.
Island Time Rentals and/or authorized employee or repairman may enter the premises during normal
business hours for any purpose to repair, improve, care and manage the premises.  We will notify
you before entry.
* Please DO NOT try and repair anything broken, you will be held liable for any damages YOU may
incur.


Improvements

Please consult with Island Time Rentals before any cosmetic changes are made to the premises.  
Painting a room is reasonable, however adding rooms and knocking down walls or building storage
units can not be done.   The owner reserves the right to evict the tenant if improvements are found
and that were not approved.


Lockouts

It is important for you to keep up with keys and passes.  Lockouts incur a fee of $50.00.

Island Time Rentals does not select residents on a "first-come, first-served" basis. Residents will be
offered the opportunity to rent available units based on a best-qualified basis and on the property
owners' needs.

Island Time Rentals will assist all applicants without regard to race, color, creed, sex, religion,
national origin, familial status, handicap, ancestry, physical or mental disability, medical condition,
marital status, citizenship status, military service status, sexual orientation, source of income, or age.

It is the policy of Island Time Rentals to maintain managed properties in good working order. We do
not manage for owners who are not willing to maintain their rental properties in good condition.

Island Time Rentals is available and responsive when residents want to discuss any aspect of their
rental arrangements.

Island Time Rentals embraces voluntary, professional mediation in the case of any disagreement
between property owner and tenant.

Island Time Rentals will not be liable for any damages to rental property or furnishings, nor for
injuries resulting from any accident that may occur in or on the premises during guest occupancy.  
Island Time Rentals will not be held for any acts of theft or vandalism or other damages to the tenant’
s personal items left on premises. Neither Island Time Rentals nor the owner is responsible for
personal items left on the premises by tenant’s departure. Units may not be sublet.

We made every effort to ensure that all information is accurate, but cannot be held responsible for
errors in printing or changes made by owners in furnishings and appliances.  Prices and taxes are
subject to change.

Please remember that these guidelines are strictly enforced and are set forth for you and your
neighbors protection, as well as protection of the properties managed by Island Time Rentals
