We are serious about maintaining a family atmosphere for the quiet enjoyment of our guests and
neighbors.  We will rent to family groups and responsible adults over 25.  Any use of the unit/home for
purposes other than family vacations must be addressed at the time of the reservation.

Check-In Time

3 -5 pm. Central time, Monday thru Saturday.  Please plan to arrive in our office between 2 – 4 pm
central time to pay the balance and retrieve your keys and sign your Guest Packet Agreement.  Should
you arrive on a Sunday, holiday or after 5 pm central time, please call our office for late check-in

Check-In Time is strictly enforced to allow our cleaners to properly clean each unit.  We encourage you
to send the balance of your rental 30 days prior to your Check-In , this will speed up your check-in time.

Check-Out Time

10 am central time. This time is STRICTLY enforced to
allow substantial amount of time for our cleaners to prepare for our next guests. Please return all keys,
plus any parking permits and/or pool key/passes to the Island Time Realty of NW Florida Office by 10
am.  DO NOT LEAVE KEYS IN PROPERTY.  If our office is closed please use the Drop Box located next to

Danie.  Please remember to leave the unit as you found it upon arriving.

Late Check-Out Fee

If you check out after 10 am, on your scheduled departure date, you WILL be charged a late fee. Fee will
be the amount of the following weeks rent plus cleaning.  The credit card you have on file WILL be
charged for that amount.

Check-Out Procedures

Check-out time is 10 am central time.
Remove  all food from refrigerator.
Leave kitchen items cleaned and returned to their proper  place.
      (dishes, utensils, pots, pans, etc.)
  Linens should be left as is, and towels piled up.
Leave furniture arranged as you found it.
Close all windows and doors.
Turn off A/C or Heat
Check all closets and drawers for any items might left behind.  
      Make sure you have all your belongings.
  Please leave the unit neat and
orderly and the way you found it when
you check-in.
Remove all trash in the unit and  dispose of properly.
Return keys to Island Time Rentals,.

Following these instructions will secure you getting your security deposit back or you will be charged  
$100 for extra cleaning.

Accommodations Capacity

Each unit has a maximum number of guests that it will accommodate.  Exceptions are made for infants
(under 3).  If maximum occupancy is exceeded, you will be asked to leave the premises and all monies
paid will be forfeited.  The person who makes the reservation is responsible to inform all their guests
of the Rules and Regulations.  We cannot accept reservations from student groups and any reservation
made under false pretense will result in eviction and forfeiture of deposits and monies paid out.

Reservations

A minimum of 50% down per reservation is required at time of booking.  Reservations must be made by
an adult over the age of 25  and will be held responsible for enforcing the Rules and
Regulations to their guests. The person that is reserving the unit/home must also be residing in the
unit/home during their stay. Reservations made under false pretense will be subject to eviction and
forfeit of deposit and any monies paid.  Proof of identification must be presented at Check – In.

Advance Deposits

Advance deposits may be made by credit card and are due at the time of the reservation. One half of
the rent is required to hold a reservation.  

Security Deposits

Visa/Mastercard card number will be required prior to Check-In.  If damages occur to unit as the result
of your stay then Island Time Rentals reserves the right to charge the credit card for the expense of  
excessive repairs (that would be more that security deposit allows.)

Cancellation Policy

If it is necessary to cancel your reservation, a full refund will be made, less $50 for expenses,  if
canceled more than 60 days prior to the beginning date of the reservation.  If less than 60 days prior to
rental, there will be no refund of deposit.  Unless we are under a Hurricane Watch. Please check the
Hurricane Policy section for further information on cancellations.

Payment Methods

Cash, Travelers Checks, Money Orders, MasterCard, Visa, or Cashiers Checks.  Personal checks will be
accepted 14 days before occupancy.

Confirmations

You will receive a confirmation letter after we receive your advance payment.  Please contact us
immediately if you see a discrepancy and we will correct any problem.

Housekeeping

Units/homes will be cleaned to quality standards upon your arrival and after your departure.  There is
no daily maid service.

Please keep the unit clean and free from trash.  If the unit is left excessively dirty there will be an
additional cleaning fee of $200.

Trash/Garbage Removal

Please place trash in appropriate trash receptacles and chutes or on-site dumpsters.  Check with the
office on trash service for Beach homes.  If trash is left inside the unit, an additional cleaning fee may
be charged of $100.00.

Linens/Towels/Supplies

Units/homes are supplied with a limited amount of towels and paper products. We ask that you bring
your own beach towels and beach blankets.  Linens must not be removed from units. Guest will need to
supply themselves with paper products and supplies.

Furnishings and Equipment

Each unit/home is privately owned and it has decorated by the owner and reflects their tastes.  Please
do not remove or rearrange furniture in the unit.  Each unit is equipped with kitchens, coffee makers,
dishwashers, color TV’s, microwaves, ovens, Central Air and Heat and telephones (local call only).  

Pets and Smoking

Pets of any kind are expressly forbidden. Violation of this rule will result in cancellation of the
reservation, evictions without notice and forfeiture of rents and security deposit.  A $500 fee will be
charged if you smoke in the unit or home.

Parking

Most condo/townhome properties allow for 2 parking spaces. Most properties  do not allow room for
boats, RV’s or trailers. Please notify Island Time Rentals and we can help you locate a parking/storage
place.  Our beach home rentals do have more space and  can accommodate for trailers and jet ski’s and
boats.

Grilling

Management at condos/townhomes prohibits grilling on balconies, due to fire regulations. No open fire
grilling on or under decks, balconies, porches or within 10 feet of any island structure.
There are designated areas you are allowed to grill. Please check property for designated areas.

Lost and Found

Island Time Rentals is not responsible for items left behind in units/homes. Please make sure you check
the unit/home two or three times to make sure you have everything.
If we do find something, it will be returned at the guests expense.

Locked Closets

Most homeowners have a locked closet in their unit/home for personal use.  These closets are private
and are not to be opened by Tenants or Guests under any circumstances.  Damage deposit will be
forfeited if there is any evidence that the closet has been opened.

Hurricane Policy

If we are under a hurricane warning and the authorities issue a “Mandatory evacuation” order for
Navarre Beach, we will prorate your rent and credit you for the number of nights you could not occupy
the unit/home (from the time the evacuation is called until you are allowed to return to your unit/home
during your rental period.)  The money will be refunded along with you security deposit.  In the case of
“Voluntary Evacuation” it will be at your discretion to leave.  No refunds will be given in the case of
“Voluntary Evacuation”.

Damages

Each unit is inspected prior to and immediately after each guest stay.  Damages to the premises during
your stay will be repaired to the cost of the registered guest and charged to their credit card on file. A
damage deposit is required on all of our rental units. In the instance that you cannot provide a valid
credit card number you will be charged $200-$500 depending on the rental unit. The damage deposit
must be received within ten (10) days prior to the scheduled arrival. This payment will be refunded
within fifteen (15) days of departure, providing there is no damage or theft to the unit and all policies
and conditions were followed.

Repairs

We make every effort to do routine maintenance on our units/homes. However, things do occur that
need to be repaired. If you or your guests find a problem, please contact our office 850-939-3339 or 850-
240-2667 David or 850-324-4359 Jeff or Danie, and we will take care of the matter as soon as possible.

No refunds will be made for appliance failure or other circumstances beyond out control.  Please do not
wait until check out to let us know of problems, as we would like to resolve the problem so you can
enjoy your stay.

Island Time Rentals, Inc. and/or authorized employee or repairman may enter the premises during
normal business hours for any purpose to repair, improve, care and manage the premises.  We will
notify you before entry.

Lockouts

It is important for you and your guests to keep up with keys and passes.  Lockouts incur a fee of $50.00.

Errors on Web Site

We take every precaution to make sure our listings are accurate.  Changes may be made in each
unit/home and may not appear as quickly as we need them to be changed on our web site.
Please make sure that we inform you on what you need and want in your unit/home.

Units For Sale

In the event that the property which you are renting is on the market for sale, we may find it necessary
to show the property during your stay. We will make every effort to schedule the showing at a
convenient time so as to not interrupt your vacation.

Indemnity

Island Time Rentals will not be liable for any damages to rental property or furnishings, not for injuries
resulting from any accident that may occur in or on the premises during guest occupancy.  Island Time
Rentals will not be held for any acts of theft or vandalism or other damages to the guest’s personal
items left on premises. Neither Island Time Rentals nor the owner is responsible for personal items left
on the premises by guest departure. Units may not be sublet.

We made every effort to ensure that all information is accurate, but cannot be held responsible for
errors in printing or changes made by owners in furnishings and appliances.  Anything in this package,
prices and taxes, are subject to change without notice and we will notify you when changes occur.

Please remember that these guidelines are strictly enforced and are set forth for you and your guests
protection, as well as protection of the properties managed by Island Time Rentals.
